A speculative design project developed for the Greater Toronto Area, exploring how modular construction can deliver high-quality multiplex housing at scale, quickly, efficiently, and without sacrificing livability.
The building is based on a repeatable steel and concrete hybrid structure, with each module containing five spacious 2 or 3 bedroom units designed with growing families in mind. The modular system is inherently flexible, as lot frontage increases, the building expands in 9.3 metre intervals, making it adaptable to a wide range of infill sites across the GTA. A shared external staircase serves the units, eliminating the need to heat enclosed common areas and reducing the building's overall energy footprint. Rooftop solar panels further enhance the building's sustainability credentials, reducing long-term operating costs for owners and residents alike.
The result is a replicable housing model that addresses the GTA's urgent need for family-sized, affordable, and sustainable multiplex housing, one lot at a time.
