A speculative design project exploring a new approach to the Toronto townhome, one that responds to the city's updated zoning by-laws now permitting commercial and retail uses on the ground floor of residential buildings. The design integrates ground floor commercial and retail spaces with approximately eight residential units above, creating a mixed-use building that activates the street and serves the surrounding neighbourhood. The exterior envelope draws from high-rise construction techniques, including window wall systems and green roofs, bringing a level of material quality and performance rarely seen at this scale.
The building's form is defined by dynamic exterior walls that create a series of in-between spaces: covered thresholds, transitional zones, and moments of connection that give the building life at every hour of the day. The layering of interior, exterior, and semi-enclosed spaces fosters commerce, community, and a genuine sense of belonging for residents and visitors alike.
This project reflects Goodplace Design's belief that thoughtful architecture at any scale can strengthen the fabric of a neighbourhood.
